This is something we'd discuss with you before you sign. Our standard lease terms start at a minimum of two years, and for leases above two years break clauses can be negotiated. If your production requirements are likely to change significantly during your lease — because of contract wins or losses — speak to the team before signing and we'll structure the terms to give you as much flexibility as possible. We understand that catering businesses operate in a contract-driven environment and we'd rather have that conversation upfront than leave you exposed mid-term.

Yes. Karma Kitchen can provide ESG reporting data covering energy consumption, waste diversion and sustainability credentials across our sites. Speak to the team about your specific reporting requirements and we'll confirm what data is available and in what format. Whether you need figures for a client tender, an annual sustainability report or an ongoing reporting commitment, we can work with you to provide what you need.

All Karma Kitchen sites have dedicated loading bays with access for delivery vehicles at all hours. Each site is designed to handle simultaneous goods in and goods out without conflict, a single continuous flow from delivery through production to distribution. Specific access details vary by location, see each location page for details.

Yes. Our kitchens are designed to be adaptable. Equipment can be reconfigured to suit your specific production requirements, and for high-volume operations we can discuss bespoke layouts. For larger or longer-term requirements we also offer a built-to-specification product — speak to the team about what's possible.

Your monthly rent includes electricity at our negotiated rate of 20.1p per KWh, water, waste management, pest control, business rates, WiFi, security, on-site management and kitchen porter service, and all equipment maintenance. Electricity is metered per unit and charged based on actual usage. The only costs charged separately are any bespoke equipment or services outside our standard offering.
